Applicants: All occupants 18 years of age or older, including each spouse, must complete our Rental Application (click to download) and, if approved, sign our Lease Agreement (click to download).
Credit & Criminal Background: Palm Court may obtain your credit report as well as criminal and other background reports, and may use this information to determine the suitability of each Applicant.
Residence History: Palm Court may verify the last 24 months of rental history for each Applicant, inclusive of a history of prompt payment, giving sufficient notice and maintaining the residence in good condition.
Employment History: A record of steady employment and income verification may be required.
Income: Applicant(s) must have a gross income of at least 2.5 times the monthly rental rate.
Guarantor: If a Guarantor is required to co-sign the Lease Agreement, the Guarantor must complete a Rental Application and provide evidence that their gross income is 4 times the monthly rental rate. The Guarantor will be fully responsible for the Lease Agreement if the occupying Resident(s) defaults.
Number of Occupants: No more than four people are allowed to occupy a unit.
Subletting: Subletting is prohibited.
Vehicles: Only two vehicles are allowed per unit. Pickup trucks, motorcycles and light commercial vehicles are allowed. Oversized vehicles, unsightly vehicles, poorly maintained vehicles and trailers are not allowed. Management has sole discretion for the approval of resident vehicle parking.
Apartment Availability: Applications are accepted on a “first come, first serve” basis, subject to availability.
Foreign Applicants: Applicants from other countries who do not have a Social Security number are subject to different procedures. Please contact the Palm Court Leasing Office for details.
