From the playground to the gorgeous resort style pool, Palm Court offers some of the most unique amenities of any rental community in the Wellington area.




The Village of Wellington is known for its equestrian community and has hosted equestrian and polo events. It is host to both the Winter Equestrian Festival and over 40 weeks of equestrian competitions per year. A new expansion includes the Global Dressage Festival.

Wellington has a large renovated public library, multiple recreation centers, a number of public parks and ball fields, and hosts seasonal events such as the annual Top Gun model aircraft show and holiday parades. There are a number of entertainment and cultural venues – such as the Kravis Center for the Performing Arts and the Norton Museum of Art – in nearby West Palm Beach.

Wellington has a large regional mall The Mall at Wellington Green, along with a many other nationally known retailers located in outdoor shopping venues along the major commercial highways.

Beach activities are a half hour’s drive time, due east, to the Palm Beaches. For variety, from Wellington one can access Fort Lauderdale less than one hour away or travel to South Beach approximately a one and half hour’s drive.

Applicants:  All occupants 18 years of age or older, including each spouse, must complete our Rental Application (click to download) and, if approved, sign our Lease Agreement (click to download).

Credit & Criminal Background:  Palm Court may obtain your credit report as well as criminal and other background reports, and may use this information to determine the suitability of each Applicant.

Residence History:  Palm Court may verify the last 24 months of rental history for each Applicant, inclusive of a history of prompt payment, giving sufficient notice and maintaining the residence in good condition.

Employment History:  A record of steady employment and income verification may be required.

Income:  Applicant(s) must have a gross income of at least 2.5 times the monthly rental rate.

Guarantor:  If a Guarantor is required to co-sign the Lease Agreement, the Guarantor must complete a Rental Application and provide evidence that their gross income is 4 times the monthly rental rate.  The Guarantor will be fully responsible for the Lease Agreement if the occupying Resident(s) defaults.

Number of Occupants:  No more than four people are allowed to occupy a unit.

Subletting:  Subletting is prohibited.

Vehicles:  Only two vehicles are allowed per unit.  Pickup trucks, motorcycles and light commercial vehicles are allowed.  Oversized vehicles, unsightly vehicles, poorly maintained vehicles and trailers are not allowed.  Management has sole discretion for the approval of resident vehicle parking.

Apartment Availability:  Applications are accepted on a “first come, first serve” basis, subject to availability.

Foreign Applicants:  Applicants from other countries who do not have a Social Security number are subject to different procedures.  Please contact the Palm Court Leasing Office for details.


12 Month Rental Rates

Application Fee                                                                                              $75 per applicant, including each spouse, due upon submission of the Rental Application. This fee covers the expense of the background check and processing of the Rental Application.

Clean up Fee                                                                                              $300, payable at lease signing for the cost of minor cleaning and repair when you depart.

Pet Fee                                                                                                          $300 per pet, payable at lease signing for the additional cost of minor cleaning and repairs associated with a pet when you depart.                   


Pet Policy 

Palm Court is a pet-friendly community, as evidenced by its Bark Park, where dogs can roam off leash and mingle. Up to two pets are allowed (dogs, cats or birds only). There is no weight limit for dogs, although the following breeds are deemed too aggressive to be allowed in Palm Court:

  • Dalmatian

  • Shar-pei

  • Chow-chow

  • Large Spitz

  • Doberman Pinscher

  • Komondor

  • Rottweiler

  • Dogue de Bordeaux


First Floor                                                                                             Interior Units: $1,545 per month for 2/1s and $1,595 for 2/2s             End Units: Add $50 per month

Second Floor
Interior Units: $1,495 per month for 2/1s and $1,545 for 2/2s             End Units: Add $50 per month

Rents are due on the first day of each month. Payments received after the fifth day of the month will be subject to a $75 late charge.





Security Deposit                                                                                   Equal to one month’s rent. Payable at lease signing. Refundable on termination of the lease subject to unit condition and a current account. Security deposit may be waived based on good credit score.

Last Month’s Rent                                                                              Payable at beginning of last month of lease.

Amenity Key Deposit                                                                  Refundable $100 deposit for a key to access pool, fitness center, media center, and tennis & basketball courts.
